March 24, 2015: Closing the real estate purchase was completed today without a problem. This purchase was the result of a foreclosure auction. It was a where-is, as-is deal. This means that title to the property is transferred in the its current condition along with its occupants. The deed has been scrubbed clean of any know encumbrances an a title insurance policy was issued. From the time my auction bid was accepted to closing was about six weeks. The current occupant was notified that the property was to be vacated by the end of March.
This house is a two family dwelling, 755 and 757 River Road, York Haven, Pa 17370.
This property needs a compete renovation which we plan to accomplish, in large part, by contracting a remodeling professional. Major improvements will include:
- Addition of a 18′ X 22′ attached garage on the 755 unit.
- Upgrade electrical service from 100 amps to 200 amp under-ground service.
- New heating and air conditioning for each unit.
- New roofing.
- New gutters, gutter guard and down spouting.
- New vinyl siding.
- New doors and windows.
- New kitchen and bathroom for each unit.
- Repair and refurbish all interior walls, ceilings and floors.
- Reconfigure floor plan for unit 755 to incorporate a new staircase.
